Letters of Recommendations


Just some background information:
I moved to Knoxville in February 2008 with all intention of living here for six months so I could learn the area before buying a house.  My plans were put on hold when my worked sent me to Florida for nine months and then Texas for another month.  With all this said, I only lived in Knoxville for a few weeks before I started looking for a house and still had no clue about this area.  I started my search for a realtor going through Dave Ramsey (daveramsey.com), because at the time I thought his recommended realtors would be good.  They sent me names for three realtors in the area, and they told me they would contact me within a few days.  Well, I was contacted by only one of the three realtors, and I started my search for home with him.  After a couple weeks of him not really helping me find a house, and him showing me houses that were his listings I decided to contact NAEBA, and they sent me Dianne's information.
Within a few hours of contacting Dianne and giving her an idea of what I was looking for and the areas I would like to live.  She sent me listings for close to thirty houses and condos, which I went through and eliminated about fifteen of the listings.  She scheduled to see all the listings over the next couple of days and we saw all the houses and condos that were on my list.  I didn't find a house I loved, but they were all houses or condos that met all my requirements I asked for.  We did this same procedure probably ten times, when all was said and done, we looked at almost every subdivision from West Knoxville to Powell to Halls to Fountain City to Strawberry Plains, and she I'm sure she showed me over 50 houses and condos.  This is what I wanted to do because almost every subdivision we went into I had no idea it was even there.  We did all this over probably a two month period and I narrowed it down to two subdivisions in the Halls area.  Then I narrowed it down to three houses which Dianne took me to see each one of those houses three times, mostly because I really couldn't decide.  She was very patient with me.  I'm sure most agents wouldn't be that patient.  When all was said and done I got my first pick of the all the houses at the price I wanted, mainly because Dianne put in a lot of time and hard work.  I am closing on my house next Friday, April 30, 2009.

To answer your questions:
-My experience with Dianne was by far the best I have ever had with any realtor.  I don't think you will find anyone that will work as hard as she did for me.
-Dianne is very knowledgeable of the area, she probably knows every subdivision in the Knoxville area.  I know I had her in most of the subdivisions in West Knoxville, Powell, Halls, and East Knoxville .
-I'm closing on my house April 30, 2009.  I have worked with her over the last three months.
-She is very timely with her response.  I think the only times I could not contact her was if she was with another client, but she would contact me as soon as she was done with them.  I really liked that about Dianne, she would only take phone calls if it was an emergency when she was out showing me houses.
-I travel for work, but she never had any problems working around my schedule.  She would meet me on weekends, she would show me houses when I got off work anywhere from 4:00PM to 6:00PM.  She was very flexible and rarely needed more than a days notice to get houses scheduled to view.  Sometimes she would schedule houses to look at within an hour of me calling her and we would go look at houses the same day.
-The only person I ever had to deal with was Dianne and she is very friendly.  I met Dianne's associate, Bernie, and she is nice and seems very knowledgeable also.  If there was any reason Dianne couldn't show me a house Bernie would be there to help, but that never happened.
-I have never used a dual agent, so I can't really speak on that.  I do know if you use Dianne for your realtor you will have a very good experience and find the house you want.  She is also good at negotiating, so I'm sure you will get the house you want for a great price.

She is not only the best real estate agent we have ever had but I can honestly say that she has also become a great friend. She made the process very easy and painless for us. She listened to what we wanted and did not pressure us to look beyond the parameters we set. What we wanted constantly changed and she just took each change and ran with it. The entire process, from the day we signed a contract with her to be our realtor to the day we closed on our house lasted a long time, but she never complained, she just did everything she could to help us. Her attention to detail, knowledge of the field and no-pressure approach was greatly appreciated. On more then one occasion she went above and beyond to make sure an inspector or contractor had access to the property even when we weren’t available. We can't imagine going through this process with anyone but her. Anybody that buys or sells property in the Knoxville area and does not use Bernie will surely have a less than optimal experience. She is simply the best.

TO WHOM IT MAY CONCERN,

I heard from agents the same day I requested names.  I set up interviews and both agents were excellent.  I chose Dianne Royer and have been extremely satisfied with her.  She has provided many listings that fit my criteria and we have conducted a number of walk throughs.  She keeps in contact without being obtrusive--I would recommend her to anyone.  At this point we are still looking, so the aspects re: contracts etc have not been experienced but I am confident that will go well when we get there.
